The “Right Start” Approach

“Right Start” is our systematic approach to preconstruction that brings great value to your construction project! Being involved in the project early using our collaborative approach is essential to identifying and optimizing solutions for critical project elements. This approach creates a partnering relationship between all parties involved and sets up a healthy system of checks and balances that helps minimize cost overruns and maximize project predictability. Together, we build the project in our minds and on paper, then we execute in the field.

Experience has taught us that getting involved early in a project is key to success-it enables us to better understand the job and the owners’ needs and expectations. The Tilton Pacific “Right Start” process involves delivery methods, accurate conceptual and detailed cost estimating, site evaluation, scheduling and selection of the best building systems for a particular project. The most effective facilities and development planning require a combination of practicality and creativity. Over half of the jobs that we build at Tilton Pacific are done using this method, and the results speak for themselves.
TPC develops detailed scheduling information– data that identifies long lead times– as well as design milestones, permits and approvals, early bid package and phasing. This process provides valuable information in planning your project.
Our goal during the pre-construction process is to eliminate surprises once construction begins and to build the project as cost-effectively as possible. This is a collaborative effort between all parties; including the owner, architect, design-build consultants, structural and mechanical engineers and utility companies. Project Management

Tilton Pacific is a management company and we do not self-perform any work other than project supervision. We manage our projects with our in-house staff of 75 construction professionals. All projects will have executive oversight by the VP of Operations and will be staffed with a team of experienced “in-house” superintendents, project managers, project engineers and administrators depending on the project requirements. The superintendents are based on the project site to handle the “day to day” field operations, safety and quality control. The project manager is either located on­site or at our San Jose office. The project manager oversees subcontracts, schedules, billings, submittals and client-consultant weekly meetings. We use “MS Project Schedule” to create and update the master schedule and “Procore” software to manage project information and field administration. We also have a safety officer that routinely visits all projects and conducts safety training and audits. All field offices are set up as an extension of headquarters with high-speed internet and the latest information technology.
